Real Property Value Notices Mailed

Approximately 215,000 real property value notices have been mailed for 2008.  Of the approximate 215,000 value notices, 151,555 are classified as residential. Of these, 112,653 or 74% increased in value, 3,834 (3%) decreased in value, and 35,068 (23%) remained the same.  The median increase for residential properties is 3%. This excludes properties that changed use, or had new construction. 

Also, 7,831 of the value notices were mailed for commercial properties.  Of these, 4,935 or 63% increased in value, 832 (10.6%) decreased in value, and 2,064 (10.6%) remained the same.  The median increase for commercial properties is 8%. This excludes properties that changed use, or had new construction.

If a property owner feels his/her value is unreasonable (i.e. they could not sell their property for that amount), they can fill out the back of their value notice and return it to the Sedgwick County Appraiser by March 31, 2008.

Where we are this week...

The Sedgwick County Appraiser’s Office is conducting its annual re-inspection as required by Kansas Statutes.  The Appraiser’s Office will conduct on-site inspections of at least 17% of the 207,700 real estate parcels in Sedgwick County including residential, agricultural, multi-family, commercial and industrial. Appraisers review properties for accuracy of characteristic data and update records if necessary.   

Commercial – Eighth St. N. to Central and between Water and Topeka

Residential –  Re-inspection throughout Sedgwick County for sales and new construction 

Personal Property – Between Douglas to 47th St. S. and Broadway to Webb Rd.  /  Central to 13th St. N. and Broadway to Webb Rd.

The Sedgwick County Appraiser’s office values property for local Ad Valorem (property) tax purposes. The office also determines taxable location, ownership, and eligibility for exemptions or special valuation (such as farm land appraised on its agricultural productivity). Kansas law requires that property be appraised at its market value on January 1 of each year. The value of property is determined by market transactions. The Appraiser’s office has the responsibility to study those transactions and appraise property accordingly. The Appraiser’s office determines market value through the use of generally accepted appraisal methods. This process ensures that each property owner pays no more or less than a fair share of the cost of providing government services.
