What is Property Fraud Alert (PFA)?
Property Fraud Alert is a free notification service that alerts subscribers (via email, text message, or a voice phone call) each time a document is recorded in the Sedgwick County Register of Deeds Office that may match their name on it.
How much does it cost?
There is no fee or cost to sign up for Property Fraud Alert. It is a free service provided for you by the Sedgwick County Register of Deeds Office.
Does a notification mean that fraud has occurred in my name or my property?
No, an alert notification does not mean fraud has occurred. An alert notification gives a subscriber information about a potential name match in a filed document.
What information is provided on a PFA alert notification?
The alert notification will contain the following information: Sedgwick County Register of Deeds; Document Number, Document Type, Recorded Date, and the matched Party Name (personal, business, or trust name).
How do I contact you about the alert notification?
For the fastest response, call our office at 316-660-9400 between the hours of 8:00 am and 5:00 pm., Monday through Friday, except for holidays. You may email registerofdeeds@sedgwick.gov with questions about the notification.
What if I believe fraud has occurred?
If you believe a document recorded with your name is fraudulent, you must file a Consumer Complaint Form with the Consumer Protection Division of the District Attorney's office. This form may be emailed to consumer@sedgwick.gov or mailed to the address on the form.

How many subscriptions may I have?
You may subscribe for as many personal, business, and trust names as needed. You may also monitor multiple names and use the same contact method (e-mail address or phone number) for each. You may also sign up for the same name multiple times but request a different contact method for each time.
Can I enter more than one name at a time?
No. You must make separate subscription entries for each individual name (personal or business). For a married couple or for those persons who share the same last name, you must make individual subscription entries for each person.
My first name is often spelled many ways; how should I enter it?
It is highly recommended that you enter only the first letter or first few letters of your first name in the first name field. For instance, if your name is Steven and you are known as Steve, enter the letter "S" in the first name field. Or you may wish to enter the first few letters of your first name to limit the number of first name matches. For example, if the letters "St" are entered, a name match may result for the names Steven, Stephen, Stan, Stacy, Sterling, etc.
My last name, business name, or trust name is spelled differently on occasion; how should I enter it?
Sign up for multiple subscriptions for different spellings for your last name, trust name or business name.
My last name is very common; will I receive notification alerts that could possibly belong to someone else?
Yes, you may receive notification alerts for another person or party because of coincidental matching names. The alert notification provides contact methods to confirm or verify if the filing pertains to you or another person.
My name is John Smith Junior (Jr.), how would I enter that into the subscription form?
To ensure you receive notifications, only enter your first name information into the first name field and your last name information into the last name field. Do not enter a middle name (or middle initial) into the first or last name fields. This ensures Property Fraud Alert works as intended.
I own a business, how should I enter my business name?
Business names should be entered exactly as the business name is spelled; "ACME Printing Company", "Smith & Smith", "XYZ Business Corporation". For best results, do not enter LLC, Inc, CORP, PA, or other designations. This ensures you are notified about any abbreviations or full spellings.
My property is part of a Trust, how should I enter my trust name?
If your trust name is "John A. Doe Revocable Living Trust", subscribe to "DOE JOHN TR". If your trust name is "John and Jane Doe Trust Dated 1/1/2025", subscribe to "DOE JOHN AND JANE TR". Contact the Register of Deeds office before signing up if you need assistance.
What if my name, my email address, or my phone number changes? How do I update my subscription with this new information?
You may subscribe again using your new e-mail address or phone number.
How long does my name remain on the PFA notification list?
Your subscription will remain active indefinitely.
